Why I think this matters

I’ve spent a lot of time looking at maps and talking to people on the ground. Buying land in Dholera is not just about the soil; it is about the “Title Clear” paperwork. Always check the Gujarat RERA website before you hand over any money. I have seen folks lose sleep because they didn’t check if the land was actually NA (Non-Agricultural).

When you look at these prices, remember that the high-end ones like Nestoria are for big factories or warehouses. If you are just starting, maybe look at GAP or Aaiji because they sit right where the crowds will be. The ABCD Building is already there, and it looks like something from a movie. It is the brain of the city. If your plot is close to that, you are in a good spot.

Dholera is a long game. Don’t expect to build a shop tomorrow and get rich by Monday. But as the Ahmedabad-Dholera Expressway finishes, things will move fast. It is about being patient and picking a builder who has their papers ready.
